The Rental Results team has a combined experience of 64 years in property management. We are quite literally experts in this space and what’s even more important – unlike many Property Managers who are at best transient in this industry, this is our committed career.

We are a specialist Property Management company set up to provide the full range of services required to manage your residential investment property. Through choosing to specialise in property management we are able to ensure that the objectives of your investment strategy are realised.

We are property investors AND property managers. In fact, it was my passion for investing in property and the need for great property management, which I saw lacking massively, that led me to start in the property management industry over 18 years ago. As a landlord myself, my team and I completely “get it”, we know how important property management is to generating the best possible returns from your asset, while protecting your asset. In fact, we treat your property as if it was ours.

As a professional property manager, we ensure we stay up to date with changes in the legislation and as a team we are committed to learning and extending our knowledge. I have completed a Bachelor of Business Majoring in Marketing, a Certificate IV in Property Services (Real Estate), I am a licensed real estate agent and Rental Results has been named National Property Management Agency of the Year with the Your Investment Property Magazine in 2019.

I have authored the book Rented. Written with first-time investors in mind, Rented explains property management processes and shows new investors how to develop an investor mindset, secure the most suitable tenants, create property appeal, manage legal responsibilities and rent out their investment property in the quickest possible timeframe.

As a property owner, it’s your right to have complete access to your records, invoices and statements. So along with copies of your entry condition, routine inspection and vacate inspection reports, you’ll also have 24 hour access to your records, invoices and statements.

STRINGENT RENTAL ARREARS
We take rental arrears seriously. To ensure your payments stay up to date, we provide tenants with a rent payment schedule covering their entire tenancy. We also generate daily reports to monitor payment status, and follow up any overdue payments on your behalf.
STRATEGIC MARKETING
We keep your vacancy periods short and stress free by setting the right rent and running highly visible marketing campaigns. We run multiple inspections (including after hours and Saturdays), and carefully screen each prospective tenant. All processed applications are discussed with you, and it’s always your decision as to who moves in, and when.

That’s why we take the time to properly analyse, assess and evaluate the market rent of your property. The condition of your property has a direct effect on the returns you receive. That’s why we provide you with regular detailed entry condition, routine inspection and vacate inspection reports. We also inspect your property every 3-4 months, providing advice on suggested improvements, preventative maintenance and repairs.
PROACTIVE COMMUNICATION
We understand the importance of constant communication. That’s why we give you the direct email address of your property manager and return your calls and emails within one business day. We’ll also be in touch after each inspection and at least once a week during any vacancy periods. And rest assured we’ll discuss all prospective tenant applications with you before confirming acceptance.

Leasing Your Property

The first step in the successful management of your property is getting the right tenants and the best return on your investment.

MARKET APPRAISAL

We will initially conduct an analysis and evaluation of your property and the market to ensure the best chance of your property renting quickly.

ADVERTISING CAMPAIGNS

We invest in the latest technology such as 360 degree virtual tours to ensure the exposure to the market is maximised
Social media advertising, we target the demographic of tenant that is likely to rent your property through a Facebook campaign
We provide 2D and 3D floor plans to ensure tenants are more qualified
We also provide a virtual furniture option which enhances the tenants experience and allows a tenant to envision their perfect living space.

TENANT INSPECTIONS

We employ a Leasing Manager and Leasing Assistant whose entire job is solely to ensure your property is not vacant. Our Leasing Manager conducts same day viewings, you will receive a video update and report after each inspection as well as a comprehensive update each week as to strategies we should implement in order to rent your property.
We utilise a program called Inspect Real Estate which is an online booking system so that tenants are able to book their own inspection times 24 hours a day, 7 days a week. As tenants need to register for an inspection, we can look ahead and know how many prospective tenants are confirmed to inspect your property and we are able to use this information to tailor a strategy to reduce the vacancy period.
We have a prospective tenancy database and when we initially list your property for rent all tenants that match the search criteria for your property will automatically be alerted and sent a link to your property as well as information on how to book an inspection.

Managing Your Property

Rental Results specialises in the effective management of your property during the tenancy period. We manage all aspects of your property on a daily basis to ensure your asset is working to its full potential.

TENANT APPLICATIONS

All applications are thoroughly processed and we then take these to you for final approval. We also use an application tracker app so that prospective tenants are notified at each step during the application processing phase and are kept up to date at all times.

ENTRY CONDITION REPORT

A thorough Entry Condition Report including photographs are prepared prior to each new tenancy beginning, and you will receive a copy of this. This report is used to ensure a complete record of the property is held on file, and referred to when the tenant vacates.

ROUTINE INSPECTIONS

Routine inspections are completed every 4 months
Written reports provided to you after each inspection with photos included
The inspection reports outline any maintenance concerns, the overall condition of the property and our professional recommendations on anything else we would advise to achieve the optimum rental return for your property

MAINTENANCE

From the leasing inspections, the routine property inspections, and throughout the tenancy, we will monitor your property and notify you straight away of any maintenance that needs attending to.
Our aim is to ensure your property is in good condition at all times, and we will assist in providing quotes for you from our large database of reliable trade companies.
Where possible photos will be emailed to you so you can visualise the maintenance issue
We provide you with an annual maintenance plan, including statutory, preventative, upgrades and major renovations.

LANDLORD DISBURSEMENTS

We disburse to our landlords either once or twice per month, or weekly, depending on when funds are available in your account.
You will also be sent a statement along with copies of any invoices that we have paid on your behalf – maintenance, body corporate fees, council rates, urban utilities water accounts.

TECHNOLOGY

We utilise a program called Maintenance Manager which allows tenants to download an app and have 24 hour access to report all maintenance and upload photos. The program provides regular updates to owners, tradesmen and tenants throughout the job.
Our landlords and tenants receive access to a portal which provides them with 24 hours access to statements, documents, rent paid-to dates, account balances, routine inspection reports, entry/exit condition reports and the scheduled date for upcoming routine inspections.

Why prepare your property before tenancy?

It is a legislative requirement for the property to be clean, undamaged and the
inclusions in good working condition at the commencement of the tenancy.

Follow the simple checklist below to ensure your property is prepared.

MAIL
We encourage you to re-direct your mail, or inform us of your previous tenant’s forwarding address.
UTILITIES
These include electricity, gas, phone, etc. Make sure all accounts are cancelled and have the tenants reconnect using their own details before the start of the tenancy. On the other hand, Water and Council rates will remain in the landlord’s name. Simply inform us if you wish us to pay utility bills on your behalf.
WATER
If your property is individually metered and water compliant, then you may pass on the water consumption costs to the tenant. Please note, as the owner you would still pay the sewerage and access charges. We can arrange a water compliance certificate to be issued from our plumber
APPLIANCE MANUALS
Please give all copies to Rental Results. We will then scan these and provide copies to the tenants.
KEYS
The legislation requires that the tenant MUST be given a key to any door, windows, screen door, garage etc. Rental Results require 2 full sets of keys (1 for the tenant, 1 for the office). In cases where not all keys are given to us, we will cut extras at the landlord’s expense. Some tenants need more than 1 set of keys.
REMOTES
You will be required to offer tenants remotes equal to the amount of car spacing in case your rental property has a secure car space for more than one car or a double garage. Also take note that Rental Results will require appropriate electronic access in apartment complexes using these. We usually do not require garage remotes, but we require swipe cards to access apartment units.
WALLS
Get rid of any dirty marks or spots on the walls. We strongly suggest you use wash & wear paint in case you decide to re-paint. Are there any holes in the walls or other damage that needs repairing and/or painting?
CEILINGS
Make sure that the ceilings are clean particularly from cobwebs. Same comment as walls plus look for any water damage.
LIGHTS / FITTINGS
First, make sure that the globe is working. Clean off dust and dead insects as well. Are all switches secure & safe? Are all light fittings secure?
CEILING FANS
See to it that the blades are dusted and cleaned. Do the switches work properly?
SKIRTINGS
Dust and wipe the skirtings with damp cloth. Check for any water damage or dry rot.
WINDOWS
Make sure to remove dust build up or dirt from windows by cleaning both inside and out. Do all windows open & close properly? Are all handles, catches secure & safe?
DOORS
Remove scuff marks and check to see if all handles are secure and intact.
FLYSCREENS
Dust down and brush the flyscreens. Inspect them and make sure that they do not have any tears and damages. Replace/Repair any damaged screens.
STOVE TOPS
Ensure that the removable parts are also clean. With gas stoves, does the electronic ignition work?
OVEN
Make sure that the oven is clean inside and out, including all of its inserts.
RANGEHOOD
Filters and frames must be removed and cleaned. This is often neglected by many. Does the rangehood work? Is switch safe?

TOILET
This is also one of the things that you must clean inside out. Ensure that the inside of the bowl, outside around the base, the seat and the cistern are all spotless clean. Are there any water leaks? Does the toilet keep running/flushing?
LAUNDRY
– Clean the trough inside and out, as well as the inside of laundry cupboards. Do any of the taps leak/drip? Do they turn off easily or they’re too difficult?
TILING WALL & FLOORING
Scrub and clean all grout on all of the tiles. Are there any loose tiles, cracked tiles that may need repair? This may be a problem caused by the under tile flooring.
AIR-CONDITIONING
Clean all filters and vents. Do all switches & remotes work? Are remote holders properly secured to walls?
CUPBOARDS & DRAWERS
Wash both inside and out. Do all cupboard doors & drawers open & close easily? Do any hinges or catches need replacing?
CURTAINS & BLINDS
Wash curtains and netting. Are all the curtain fittings in working condition? Recommend eyelet curtain with single rod. (No moving parts therefore less maintenance).
GARDENS
If you have a garden, make sure that there are no weeds. It would also be best if it is freshly mulched. Are you including lawn and garden maintenance in the rent?
LAWNS
Lawn should be freshly mowed and its edges trimmed.
GARAGE / SHEDS
make sure that the garages and sheds are free from cobwebs and dust. Do all the doors & windows work properly.
BINS
Bins should be clean and emptied. Also, make sure the bins provided are appropriate.
LETTERBOX
The number on the letterbox should be clearly visible. It should be intact and secure. Make sure contents are removed. Is the letterbox secure? Any broken parts?
FENCING & GATES
Front side and rear gates should open easily. Should be secure and intact.
POOL/SPA MAINTENANCE/FENCING
Make sure you are in compliance with the new pool safety laws. Rental properties are required to get a pool safety certificate from a licensed pool inspector. The costs may vary so it’s best if you ask around. To ensure that pool maintenance is carried out, it would be best if you include monthly pool maintenance on your weekly rent.
TV ANTENNA
Is the TV antenna secure & safe? Are any TV antenna outlets faulty?
STAIRS & STEPS
Are all stairs/steps safe? Is there any sign of dry rot?
BATHROOM/KITCHEN/LAUNDRY
Is there any mould present? Do showers work properly? Do shower & floor drains work properly? Do any taps leak or drip? Are taps easy to operate? Do any areas of silicone need to be replaced?
EXTERNAL AREAS/PAVING & CONCRETE
Are there any trip hazards?
ROOF/GUTTERING/DOWN PIPES/EXTERNAL TAPS

We offer two different packages for the management of your property, a basic package and a platinum package.
