Property Management Technology To Implement With The Impact Of COVID-19

Right now, Australians are dealing with effects of coronavirus (COVID-19) on our lives and businesses. For Landlords/Property Managers, there are challenges ahead. However, there are some alternative arrangements you can make to continue operations with minimal disruption.

Here are some ways you can keep your business running smoothly and conduct your contractual obligations as Landlord/Property Manager.

Online meetings

If you are a Property Manager working remotely with a team, you can hold your team accountable with regular online meetings. Zoom lets you video conference via a desktop, laptop or even a mobile phone app. Zoom is easy to set up and the free version allows meetings of up to 40 minutes with up to 100 participants.

Seamless collaboration

You may already be regularly communicating by email, but you can use other tools to enhance collaboration within your team. Slack is an easy to use chat room that allows you to create channels, making it easy to organise conversations by team or by topic. Slack can integrate with Dropbox and Google Drive as well, which means you can edit documents on the fly. Slack is available for your computer and mobile phone.

Document sharing

There are many document sharing software options to choose from, but the trick to choose one for good office filing. Dropbox is easy to use and free, while Google Drive is very popular too. If you’re a Microsoft user, OneDrive is available as part of your Office 365 account. Each will allow you to upload and/or create documents and share them with others in your team, who –depending on your permissions –can also edit or comment.

Forms and contract signing

This will allow you to create forms and contracts centrally and share links,keeping paperwork centrally regardless of who in your team needs to access it.

You can do a quick virtual walkthrough with HomeLive or create a virtual tour with Virtual Tours Creator. You can also check out RealAR. Provide them with a floor plan and your portal listing photos and they will build an augmented walkthrough that will help potential tenants feel like they’re really in the property.

Inspections

You can make use of Virtual Tours Creator, which allows you to zoom into areas of interest. You can also use FaceTime, Zoom, Messenger and other video call platforms in a pinch.

Maintenance

Rental Heroes is a chatbot that allows tenants to report issues quickly and easily using SMS or chat, and receive help or create a clear brief. It also integrates with PropertyMe, InspectRE and PropertyTree.
