Is Your Rental Property Ready for Spring?
Spring has arrived and this new season brings new issues to tackle for Landlord and Property Managers. There may have been issues that came up over the winter season and this checklist can help you improve them.
Clean the gutters
Make sure your gutters are free of leaves and debris so any rainwater can flow off the roof, into the gutters and into the drain or water tank. A blockage along the way can cause costly water damage on the inside of the property. Dry leaves in gutters can also be the source of fires later in the summer.
Check the roof
Winter winds and storms may have landed some branches or debris on your roof without you knowing it. Ask your gutter contractor to inspect the roof while they are up there for any broken tiles as well to get them repaired and avoid leaks.
Clean out air-conditioning
Appliances such as the air-conditioner and heating system should undergo regular and proper maintenance.This helps with tenant safety as well as energy efficiency.
Garden maintenance
If your investment property has a yard or garden, spring is the time for general landscape maintenance jobs. Have trees pruned, power wash paths, and check the condition of decks.
Being proactive with maintenance lets your tenants know you care for your investment property and for them, which will influence them to care for the property on their end.
