Make sure all parties understand their obligations
Particularly in the case of rent, make it clear in your tenancy agreement that rent must be paid in full and when it is to be paid. Your Property Manager should also be able to make this clear to your tenant from the start and in writing. When rent has fallen into arrears, consult with your property manager first before starting formal proceedings as they can handle communication on your behalf.

Your Property Manager should be performing and organising property condition reports on your behalf. These are important as they protect you from potential conflict with your tenants when overseeing damages on the property.
Refer to the tribunal
If an issue cannot be resolved, your Property Manager can appear on your behalf to handle complaints, which are referred to an administrative tribunal. Your Property Manager will have detailed records of the tenancy agreement.
