How to Minimise Disputes with Your Tenants
No matter how responsible you are as a Landlord or how great your tenant is, there are still situations where you may end up not seeing eye to eye. Follow this guide to avoid headaches throughout your tenancy.
Consult with your Property Manager
If you have an expert Property Manager, chances are they have already identified the issue. Attend to the matter before it escalates. In some cases, your Property Manager will be able to give you options. Such as in the case of damages found after a routine inspection, you and the tenants will be notified and your property manager will guide you through the steps that need to be taken.
Make sure all parties understand their obligations
Particularly in the case of rent, make it clear in your tenancy agreement that rent must be paid in full and when it is to be paid. Your Property Manager should also be able to make this clear to your tenant from the start and in writing. When rent has fallen into arrears, consult with your property manager first before starting formal proceedings as they can handle communication on your behalf.
Get regular property condition reports
Your Property Manager should be performing and organising property condition reports on your behalf. These are important as they protect you from potential conflict with your tenants when overseeing damages on the property.
Refer to the tribunal
If an issue cannot be resolved, your Property Manager can appear on your behalf to handle complaints, which are referred to an administrative tribunal. Your Property Manager will have detailed records of the tenancy agreement.
