How to Get Your Rental Property Ready for a New Tenant
Before the start of a new tenancy, you want to make sure the property is ready to accommodate a new tenant. This not only ensures your tenant’s safety and comfort, but shows them the standard to which they should keep the property during their stay.
The Basics
Start with security. Change locks and prepare spare keys. Smoke detectors should be up to standard and in working order. Ensure there’s good water pressure for sinks, toilets and showers. Check that curtains and blinds are safe. If your property has heating and cooling installed, inspect that they’re in good condition.
Cleaning
Make sure the property is taken care of, both indoors and outdoors. Clean windows and fly screens. Check for cobwebs and blockages in the gutters. Carpets should be cleaned or replaced. Don’t forget to clean curtains and blinds as well.
Repairs
As a Landlord, you’re obligated to provide a safe and secure home. Test all lights and replace any broken or burnt out bulbs. Faulty and damaged appliances should be fixed by a professional. Have a plumber check for leaks. Faulty gates, doors and fencing should be repaired to ensure security for your tenant.
Other important items to add to your checklist include setting up landlord insurance. A landlord insurance policy will cover you for public liability, loss of rent, contents insurance and malicious damages.
