5 Useful Tips for a Successful Rental Application
Having a hard time finding a property to rent? Well if it makes you feel better, you are not alone. Finding a rental property can be a daunting task especially when you are not armed with commendable credentials. But don’t worry because there is still light at the end of the tunnel.
Let us give you some tips on what landlords and property managers look for in rental applicants.
COMPLETE APPLICATION
Ensuring that your are submitting a complete application form is essential. It is very time consuming for a Landlord or Property Manager to contact a prospective tenant and have to ask a lot of questions in order to finalise the application on your behalf.
FOLLOW THE PROCESS
Property managers can sense suspicious behaviour when they see one. Asking not to contact your previous agent or offering a staggering amount of cash up front can more likely hinder your application rather than help it.
When you can’t seem to gather your supporting documents or don’t cooperate with the agent during viewings, it will certainly raise some eyebrows.
PROVIDE FINANCIAL DETAILS
It goes without saying that financially stable applicants are typically preferred by landlords/property managers. Those who have been securely employed in one job for a minimum of two years.
If you are jobless, it would be best to present your bank statement and provide the details of your accountant. You may also need to provide an explanation as to why you are unemployed.
Of course, make sure you only apply for properties within your financial capacity. Ideally, look for properties whose rental payments won’t exceed 30 percent of your income.
BE A RESPONSIBLE PET OWNER
Being a pet owner, you must be fully aware of your responsibilities. A lot of landlords would flat out refuse pets in their properties because of bad experiences in past tenancies. It’s important to ask from the outset if the property will allow pets.
You will need to submit a pet application and include a photo of your pet and some references in your application.
BE CAREFUL WHAT YOU POST ON SOCIAL MEDIA
A lot of property managers go beyond your references in the effort to get a better look at your overall character.
Make sure to update the details on your social media accounts as it has to be similar to the information you put in your application.
